I never thought about asking that. There are a lot of places for rent here in Cedar. I always figured those were "off limits" in a sense. I will start calling the owners of these places. I really like your idea! Thank you! 

@Jace Shepherd We are finding it hard to find good 2-4 units to invest in. Do you invest up here as well? We would love some advice on how to find good leads for multifamily units!

@Brandon Sturgill Thank you for responding! We are not currently thinking about moving to Ohio State. We are wanting to defer for a year just as a back up plan just in case things don't work out for us investing here in Utah. Thank you for your advice. I really appreciate it. 

Where do you currently find most of your leads? You mentioned how you were limited to just Zillow back then, what do you prefer to use now to find your investments?

I like what you said about not being afraid to pull the trigger. I think we are trying to figure out that part. We will definitely look for a great agent to help us find a place!

@Shaun Hunt Thank you for responding to my post! Congratulations on purchasing your 8th rental property! We are looking for something a little closer to SUU which I'm finding is hard to find. I have also found that a lot of the properties closer to campus are older and need several repairs. Do you have any advice for finding a good deal in areas closer to the college?

This was the first post I read in this forum. I want to get started on house hacking as well! How did you run your numbers and figure out if that property was worth the investment? I think I am stuck in knowing how to properly run numbers. I really am grateful to have read your post. Thank you for sharing your experience!

Hello BP community!

I'm a little intimidated posting here since my husband and I are only aspiring real estate investors and we don't currently own any properties. We have a 1-year-old and are currently expecting our second son in August. My husband graduates with his undergraduate degree in Chemistry this May and he has chosen to defer his doctorate program to Ohio State to get started on our real estate goals. Has anyone else been in our same shoes? Meaning you thought you were going to take one path, then you felt and decided another path would be better for your future goals? My first thought is, alright.... HOW?? How do we start?? 

We have been researching real estate investments for about a year and we really want to start getting involved. We are interested in house hacking and multi-family and apartment investing in Cedar City, Ut. I would love any feedback from ANYONE willing to give me some of their time and wisdom. I have so many questions that I hope to find answers to through more research, books, podcasts, and this forum. Some questions I have are: 

How did you first get started in real estate investing and why?

If you are into house hacking, what advice would you give to someone first starting out?

How do you run the numbers on a property so you know an investment is worth the risk?

What are some do's and dont's you would recommend to a first time home buyer?

What do you wish you knew before investing in a property?
