I am working with a predominately hispanic population. While I use a bi-lingual person at execution of the lease, I would like an acknowledgement form to be signed and notarized. I would like this form to affirm the tenant has reviewed all the documents, understands them, and has had the opportunity to any questions. Do you. know where I could find such form?

I am analyzing my current portfolio for profitability. When calculating cash flow do you include a % for vacancy and repairs? If so how much would be considered a good cash flow for a single family one and a duplex? 

I am looking at an 11 unit multi-family property. What are my financing options? Local banks? portfolio lender? 

I would really like a 15-20% down with a 30 year amortization, would do 15 year if interest rate is low enough.
