Here is a photo of the back of the house.  One of the windows is broken and will need to be replaced on the first floor.

To Paint or not to paint! That is the question.

I have a house that is in relatively good condition.  The exterior siding in the back and side of the house needs a good power wash (all brick front).  Other than that, everything looks to be in good shape, no repairs needed.

My question is, would you bother to paint the exterior if it is in decent shape other than a good cleaning?

I'm looking for someone who can do a midgrade rehab, more than cosmetic, less than advanced structural/add on.

Hi,

Could anyone recommend a licensed general contractor in the DWF area?  Primarily looking at the Denton County area.

Thanks!

Good morning!

Anyone know more about prop 1? It is designed to lower property taxes and prohibit sales tax on all real estate transactions.

Other provisions are include with prop 1, does anyone else know?

I'm from the area and business is booming and growing.  We are experiencing a housing shortage.

I suspect this is a owner problem.  All of these houses were built in 2002 by the same builder in a hoa.  Current homes listed between $215k to $225 and are I the market from 70 days or more.  My concern would be to purchase a home that won't sell after rehab in the area.  Hmmm....

Hi BP!

I found several REO properties I the same area with several in pre foreclosure. Is this warning sign to stay out of the area?

Real Estate in Dallas, especially North Dallas is in high demand.  Houses are flying off the market in under 24 hours with up to 18 offers and mostly all over asking.  Allen, McKinney, Plano....It's hot hot hot!  We have a 20% housing shortage at the moment and with Toyota moving in to Frisco and State Farm expanding, we've got people coming in from all over the country that are causing bidding wars.  Locals are being priced out of the real estate market as "Californians" move in with their all cash offers above asking, even $20 to $30k above asking.

The highway expansion of I35, the development of Razor Ranch in Denton...Multiple major universities in a relatively small radius, rent or flip, you can't go wrong.  Assuming you can find the deal and not get caught in a bidding war.
