Wow, that must have been a bit annoying.

I've stayed at a place with a concise sheet of instructions (like how to use coffee maker, TVs, etc).  That wasn't too bad, imo. Most people dont' go into the Airbnb listing page and read everything.  Can't assume people know everything. Because there will be someone that doesn't do the right thing.

@J-Ryan Stewart Thank you for the reassurance.  I'm giving it a try. That's interesting that you say we should provide a better experience that hotels could never do.

If I had a house to rent out for Airbnb, then I wouldn't mind them cooking whenever they want. My parents occupy the first floor so this is more of their concerns for the house. I had long term roommates in the past and the kitchen situations weren't that great. So this Airbnb stuff brought back memories of stuffed, smelly refrigerator and disorganized kitchen.

@Michael Guzik you brought up good points.  Thanks!  I guess when I used Airbnb in the past, I usually occupied the room I rented and the bathroom. But then again, I didn't stay more than 1 week. And these 2 guests are the first to stay this long.  They are great guests though!

@Lee L. We have a vent hood. Gotta check if it's the same brand.  We still have some curry smell from a family moved out a month ago.  And yes, I started to appreciate long term airbnb renters.

Hi guys,

I'm curious what your policies are for cooking in Airbnb room rental?  I'm Airbnb-ing 2 rooms upstairs and both guests are staying long term of 1-2 months.  Both guests asked me on separate occasions if they could cook.  Obviously they have to eat but I need some suggestions for compromising. I'm scared of the strong spices might lingering in the house.  Please let me know your thoughts.  Thanks in advance!

Very inspiring! Hopefully your story can move my husband's hard head :)) You did a great job with the interior. On to the next!!

@Jenna Pham I haven't actually invested in Waco yet but have been looking heavily at the market there. The prices and area feel a lot like Lubbock and I think our model could work really well there. My mom lives pretty close to there right now and I'm trying to convince her to actually move to Waco and do some kind of house hacking while we explore the market more.

I probably misread your prev post about Magnolia market oops. Hope you could convince your mom to move there. It seems like a decent place for STR investment or traditional rental. Just gotta figure out someone to trust to maintain the place.

Carrie Penney I’m curious about how you pick your property (in Waco) for Airbnb from a remote location? What are your criteria? I’ve been to a game in Waco and have to say there are a lot of tourists, alums, etc. Not to mention BU has a new football stadium.
