Which company do you use for landlord insurance?  Would you recommend them?

We have 6 new construction duplex units that will be available to rent starting in September.  These are our first rentals, and we are self-managing. We do plan to require the tenants to carry their own renter's insurance, too.

What did you look for or consider when selecting your landlord insurance?

Any advice, wisdom, or recommendations are appreciated!

  1. Most investors don't need software until they have 5-10 rentals. You only need a place to track tenant information, payment history, maintenance, etc. You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software. If the software is not simplifying your life or making you more accurate, you shouldn't use it. Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.
  2. Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports. Do you need all this for a couple of rentals?
  3. There is no perfect software out there. Every system you try will have flaws, or you may salivate over a feature that appears in other software.

Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.

I recommend conducting thorough research on each app online to understand their offerings, pricing, etc. Create a simple spreadsheet or written list to compare the features of each and identify the ones that align with your requirements. Try to narrow down your options to the top 3-4. Once you have a shortlist, sign up for an account with each one and test them extensively to see how they function. Perform the same task in each app to ensure a fair comparison.

  • Load a property with pictures and details.
  • Market that property.
  • See what your marketing looks like from the public's perspective.
  • Submit a fake application to see how easy the process is.
  • Run a credit/screening report on yourself.
  • Enter a maintenance request, assign a vendor, and attach a fake invoice.
  • Enter charges to the tenant's ledger.
  • Enter recurring charges and automatic late fees.
  • Sign documents electronically.
  • Run owner reports.

After testing a few apps, one should clearly stand out. It's important to choose that one and commit to using it. Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object. You should only consider switching when your current software has a significant flaw or lacks features that force you to spend excessive time on workarounds. At that point, it's worth researching and finding a solution that better meets your needs.

If you had to say, where would you say most of your tenants come from?  (Zillow, Facebook Marketplace, Apartments.com, etc.) 

Is your strategy to rent to long term tenants, too? We've gone back and forth on offering a unit or two as fully furnished mid-term rentals but are on the fence. 

My husband and I are building 6 new construction units in Spartanburg, SC that we intend to find long term renters for.  What is the best all-in-one property management software that includes tenant screening, applications, rent collection, maintenance requests, etc.?  I've researched some, but there are so many options available I'd love to hear what works best for landlords with some prior experience.  Listing the pros and cons of the softwares you currently use would be helpful, too.

Hi Daniel! 

My husband and I live in Upstate SC and we're currently under construction building some new construction duplexes in our area. By building new, we're able to gain a heck of a lot of sweat equity which we plan to refinance (get the *tax free* $$) to put towards our next project. We'll also have the peace of mind knowing our maintenance issues/requests from tenants should be minimal for at least the first 5-10 years.

Thank you so much! I think we're open to all options, so long as it's the right person to help.  

Because we're new to real estate investing and the real estate tax process, part of me feels like having a local CPA would bring a level of comfort knowing they are nearby to walk us through everything.  

When you say there are 20+ pros here who would be capable of helping us, do you mean on Bigger Pockets, or with Digb?

Hi All!

I'm looking for local recommendations for an experienced real estate tax accountant/CPA. We are living in Greenville, SC at the moment, but are building in Spartanburg, SC where we intend to house-hack. 

Some background: My husband and I closed on a piece of land in the City of Spartanburg in July with our LLC. We've gone through the Site Plan Approval process with the City, have officially split the lot into three parcels, and are expecting to receive our building permits this week (yay!). This is our first project and we are beyond excited!

My husband works in finance and is a big numbers guy. We are both really interested in learning more about all facets of real estate (tax advantages, write-offs, depreciation, etc.) and how we can maximize on the benefits.

Taxes seem to be higher in Spartanburg.  I haven't had any issues with crime in Greenville or Spartanburg. 

A friend remodeled a house in Spartanburg a few months back and the building permit office put him through the ringer with inspections. He is also having a difficult time sellingnthis house. Mainly due to the  neighborhood I think.

Have you had any issues finding tenants? What type of rentals do you have (SFH, duplex, townhome, etc.) and in which neighborhood? How many beds and baths, and how much are you able to pull monthly for rent?
