Thanks.

I am a very new investor from San Diego and have decided to focus on Indianapolis. Thanks in large part to referrals from these forums, I found an amazing realtor in Indy and made a trip out there last week.

I know there are a lot of people like me who are simply priced out of our local area but are scared to make the plunge into a distant market, so I wanted to share my experience in hopes they will take action.

Joel Clausen with the Scott Smith team spent two whole days (I mean ALL DAY) showing me properties and giving me the inside scoop on the local area. He was so knowledgeable and has continued to follow up consistently since I returned home. We are currently negotiating on three properties and will hopefully have a couple under contract soon.

Also, I have to add...when I left their office to drive back to the airport, my rental car had a flat tire and without even hesitating, both Joel and Scott jumped in and changed my tire in record time (photo attached). If that's not "full service" I don't know what is!

In a nutshell, yes I believe you should absolutely create an LLC for asset protection. You can get commercial financing on your LLC, the terms just won't be as favorable as traditional financing and you can request attaching what's called a "personal guarantee" to the note if the business is just starting out.

Thanks Michael, I appreciate your response here and in the linked discussion. I will definitely call around a couple smaller banks in the state I am planning to invest in. Thanks so much.

Hi BP Community - I have another question.

My plan has been to start an LLC, and purchase a duplex using traditional financing with 20% down. I spoke to a lender yesterday who told me I cannot do traditional financing in an LLC, and no one will give a business loan to a new LLC. This is not quite in line with other stories I have heard, so my questions are as follows:

1.) What are my financing options when holding a property in an LLC?

2.) How important is an LLC when starting out? I own several personal assets and have a family so I absolutely want to protect against risk.

I'm sure I missed some information that may help answer these questions, and am happy to provide additional information. Thanks so much for the advice/personal stories.

Jenna

I had the same question, so thanks for answering. I also am wondering if I can ONLY do a commercial loan with a property purchased in an LLC, or is there a traditional financing option?

I am seeking recommendations for a general contractor/project manager in the Indianapolis area. Ideally I would like someone who can manage a whole-home rehab from start to finish, but appreciate any recommendations/personal experience stories you may have.

Thanks so much,

Jenna

Thanks for putting this together. Unfortunately I cannot make this week, but would love to attend another meeting in the future!

@Jenna Harris Welcome to BP and the world of REI! I have been investing out of state since 2012, also because I live in a pricey west coast market. I started with a turnkey company, which helped me get over the hurdle of getting started. When it is the right team, turnkey can be a way of reducing the upfront risk, and mitigating the challenges of OOS investing. The downside of course is that your basically buying retail, and thus no upfront value add equity is possible.

Thanks Larry, I have been looking at Turn Key companies as well and it may be a good option to get started. BTW, I grew up in Clackamas, OR, right outside of Portland so I am very familiar with how expensive things have gotten recently in the Pacific Northwest! My home town doesn't even look the same because of all the development!
