@Joseph Ammar. In 2017 we spent a good amount of time and energy trying to make a vacation rental work in Myrtle Beach and the surrounding area. We took a trip down there, met with a great agent and crunched a bunch of numbers and with the market at this time the opportunity was not there. The prices were holding steady and we didn’t see any opportunity to swoop in on a great deal like you could about 10 years ago. We decided for this round to get a multi family in our state of CT but stay in touch with our agent in SC so when prices start to go down we will jump on a deal. Good luck and I hope that helps. Also we were looking for the property to benefit us financially solely we were not looking for a place to vacation ourselves and rent out when we were not using it.

@Amy Capozziello we have a 3 family home in CT and had similar stains on the wall but it was from smoking in the unit and also drug use smoke. The previous owner allowed that sort of behavior. We do not! When the tenant left we had to wash all the walls and then paint in some cases with stain blocker to avoid it showing thru. We have natural gas in our building but if you have Oil I would certainly have a tech come out and make sure it’s burning clean and not causing stains. I hope that helps! All the best.

@Dan Cournoyer and @John Leavelle  Thanks very much for your feedback.  I am still really on the fence on this one.  I am unsure what the new value will be in the end of all this due to the lack of comparable properties in the area.  We will see if it stays on the market for a little bit and maybe I will put in an offer.  Thanks again for your help.

HELLO EVERYONE! I wanted to get your feedback on this 2 family. It looks like the exterior will need some work along with some updates inside. I think thou getting this for cash aka no interest! Would make the buying quicker and easier. I could also get it rented I think after the winter which is when you want leases to start anyway. I am just not sure about the deal. Any feedback would be greatly appreciated.  I am also unsure of the rehab costs 100%.

@Garrett Hawk I really like this quote because real estate investment is a long game. “The day you plant the seed is not the day you get the fruit.” Helps me be patient

@Jupshy Jasmin Congrats! I have been using Rentalutions.com and it’s a great site. We have 4 units using the site and I really like the way they bill. It is just a flat rate every month that is much more reasonable than the different fees you see on other sites. The site also has a great and easy to use dashboard which I love. The site also let me charge a different amount for each unit where other sites had to have them all match. I know In the comments you mentioned instant payments. That is the only part of the site that is a minus. It takes 2-3 days from when the payment is made to when I see it in my account. Given all the other positives with the site I am able to overlook that delay. I hope this helps!
