Due to so many fraudulent claims that have happened in Florida since the 2016 hurricane, this is why premiums are so high. I know citizens is taking on a-lot of these policies. A ton of companies however have gone insolvent or rated to where if they go insolvent, they have no federal financial backing.

Hey everyone! I was searching the forums and from initial impression have not found much on the topic. I would like to know how you all as investors seek to improve the communities that you invest in if that is a strategy you follow. Obviously, I know there are plenty of factors that go into creating safe neighborhoods but how do you guys participate with the opportunities you have? Turning a once troubled neighborhood into a strong community does tons for the area and the people so I am curious to hear your responses. Thank you!

Hey everyone! I’ve been following BP for about 2 years now and have loved all of it. I’ve done my research and time into learning as much as I can about RE until I knew I was able to take action. Yesterday my fiancé and I closed on our 4 bd 1.5 bath townhouse and plan to do a live in flip in combination with a househack. I’m trying to convince him to Airbnb it out on a few weekends when there are big games going on since we’re next to a large university. I’m going into insurance underwriting and have my real estate license which I plan to keep using. We live very frugally and plan to put about 5-8k into the home for repairs and making it Airbnb ready. Does anyone have any advice or flaws that I could continue to work on? Super thankful for you all and this community for all the help!

@Jay Y.

What about suggesting a lease option? That way you could have the tenants still have equity in the deal and the option to buy when you’re ready to sell in 10 years? If they wanted to buy it then they’d be more incentivized to take better care of property since they could put extra money towards the down payment every month.

Hey everyone!! I am working with investors currently and putting myself out there to help them with whatever they need as much as I can. But I’m curious, what did you guys do when you were first starting out to really market yourself and build those relationships with investors?

@Jay Hinrichs thank you for the advice!!! I am building trust with my investor relationships now but I know it will take a good bit of time. For someone as young as me what’s your best piece of advice for moving forward?
