You've hit it on the head for the most part. I do know he's not open to a mediator as I have suggested that multiple times before. Thank you for that great advice! That seems the path I have to take.

@Andrew B. I'm very aware that this could end up being very expensive, I had a lawyer bring up to me that this could also cost more to get a lawyer then it's actually worth. I don't have the financial means to pay for a lawyer so if feels as if my hands are tied.

@Michael Norris I called the banks, took them over a week to realize what was going on and freeze the accounts. Which he's claiming that I'm not able to have access (I think he has removed me from some of our LLCs without my knowledge)(Blind trust is a no go) fighting the banks as I'm fighting for access. Airbnb won't do anything at all. I've called them multiple times to talk to someone as my name has been the only name on the account for over two years. Since he changed it to his name and he has changed the business email password and has the business phone they won't do anything. They've told me every time I was on the phone that someone would email me....that has yet to happen. I've called a crap ton of lawyers in NC and only actual talked to two that are a bit pricey. Our accountant dropped us over a year ago and were unable to find a new one to take over all the BS. The realtor has no control here. She has only said we need to talk like adults, which I have sent several olive branches. Apparently I'm the one that can't be trusted. This all goes back to attachment styles and my business partner is hung up on that. That's a whole other story. I have been trying to get out. He's blocking my attempts and making it even more difficult so he can funnel money to his other "wealth tradie" side hustle. Even switched the business Facebook over for those who are curious. I've expressed bills are to be paid with Airbnb profits and he's just ghosted me so he doesn't have to deal with someone constantly reminding him where the operating agreement said the money is supposed to go.

My business partner recently changed all the passwords on me and I have no access to anything for a LLC that is 100% in my name along with the three properties we were trying to sell that I'm the grantor on trying to go our separate ways. The three properties are active Airbnb's. I haven't received a profit from these Airbnb's, only paying down debts for these properties and debts created during our time doing business together. Please HELP!!! ASAP!

Update, my business partner has changed all the passwords. The Airbnb account along with the business email. I have sent him an email urge him to change them back and share them as I own the main LLC 100% and majority of the sub LLCs.

My business partner and myself have been attempting to separate for well over a year, waiting on properties to sell. I want to leave the LLC all together and he'd like to take it over. I refused to "subject to" the properties to him as they are all under my name and he doesn't have the ability to take over the loans. Trying to keep a long story short here. He refuses to talk business with me and I refuse to talk anything but business with him, I will clear any confusion around that if need be. The last three properties have been on the market for over a year with active showings but no offers. Running out of wiggle room for those to sell breaking even after all the fees stacking on them. They are currently active Airbnb's which he has been managing as he'd prefer only one of us working on business stuff instead of working as a team to make things easier. We agreed upon the profits from the Airbnb's being for the property bills and debts that have accrued while working together, i.e credit cards and other loans pulled while those specific properties were being renovated. I have only been using the bank accounts to pay business/property bills and pay down related debts, he has been using the business bank account for anything and everything from purchasing vehicles to other personal non related investments. I've tried to get on the same page and come to agreements but he refuses to respond. I have recently been removed from all 6 business bank accounts and had no responses from him. I can see he is still sending emails to other platforms from our joint business email. I'm out of state and have no way of knowing what's going on in the business or to the properties that are under my name. Being blocked from the bank account really worries me and I don't necessarily have funds to pay for legal help. I had to get a full time job just to stay a float. HELP!! Any and all advice is welcome and appreciated.

 The property is not fully booked but stays decently booked just using Airbnb. It's been active on airbnb for about two years not sure if that has something to do with it. It's in Starke on the water so that could be a thing, the area not having very many options. Also I read someone saying to get professional photos, another option is when you retake them have someone on Fiverr edit them.

Congrats! I'd personally love to get into the Raleigh market in general. Do you only have the property listed on Airbnb or are you using other listing sites like Vrbo? I personally didn't have any additional listings through third party listing sites but it may be something to look into. My property is in FL so it may be different down there. I believe we used lodgify to link the calendars. Not sure I'll be much help but wanted to extent a good job and best of luck in your endeavors!

Good day fellow real estate entrepreneurs. I'm trying to sell all properties that I have acquired over the past year and am having some kinks. I know interest rates have increased. Not sure if there is additional marketing that I could be doing besides Facebook groups and Zillow (some listed with agents, two through Beycome). Not sure about Beycome yet, have had views through them but that's as far as the properties have gone. I can say the same for the properties listed with agents. Any feedback on Beycome is welcome. I'm trying to leave the LLC but am the grantor on all the properties and other loans taken out to help keep renovations going. Current plan is to leave once all debts tied to my name through the business are paid off. The properties for the most part are renovated, there are small things that need to be done. Had issues hiring reliable knowledgeable skilled workers. Agents know we are open to negotiations and have been asked to make sure people viewer are aware. Obviously I'm trying to make sure there is a profit made for myself, business partner, and investors on the properties. I'm almost to the point of having the listing prices to where it's breaking even which is better than any other alternative but not ideal.

I could go even further into the business itself. Trying to leave the business has been difficult. Business partner and myself have apparently been on very different pages (seems to be a life lesson). The property operating agreements have me at about 80-90% ownership. This was done so that I could sign for funding and my business partners credit not get ran. He is refusing to do anything until those percentages are changed. My understanding was that we were splitting the profits 50/50. This isn't written it's been off of trust......I could give a sob story. You don't want that drama. I've been told those could be edited very easily which makes me uneasy. Since I've made it more clear than just verbally that I'm not working towards a future with business partner they now are asking for more than 50% profits since the extra work and stress they took on in the business with their unknown intent to me was for ''Our" future together. Hope that makes sense. I NEED out of this LLC, I think the sale of the properties is the answer here. Not sure how it'll actually look when they get sold with my business partner wanting a higher percentage. I've tried to refinance but those fell through due to me making an inquiry on here when my business partner suggested I subject 2 the properties to him. I refuse to after learning but now am facing foreclosures. Any help and advice towards my situations is greatly appreciated. Thank you for reading. If you need more details feel free to ask.
