Using customers and classes offers different reporting options.  I use Classes and Customers for the property address and I use Jobs for the units (if not a single family residence).

Thanks, Dave. I'm my own accountant/CPA, but I haven't worked with eminent domain before nor have my coworkers. We sold it two years ago, so we have to identify the property this year. I was just wondering if people have had this happen. I'll check to see if we can use the proceeds toward improvements on the land. That'd be a great idea for us as we are thinking about putting storage units up on the remaining portion of the land. Thanks for that suggestion!

We have an investment property where some of the property was taken as part of an Eminent Domain.  From what I read, we have three years to identify another property to do a like-kind exchange with.  Does anyone have experience in this?  Any advice?

As for the original question, I agree with what others have to say.  My husband and I flip and rent.  The rentals, you have to deal with tenant situations, but only take a day or so a month.  Flipping, on the other hand, is much more time-consuming.  We purchase foreclosures, so my husband spends time researching the property, cleaning up and getting rid of everything that was left there, and then fixing it up (he only does light remodeling) which takes a lot more time.  But the payout is in the short-term.  We like that the satisfaction of the flip is quick and it is quite interesting!

Have you checked the Sheriff Sales for the county?  We purchase foreclosure properties on the county Sheriff's Sale.  And I agree with Ken - definitely do a title search before purchasing!
