@lyn m thank you! Yes, Md law does not allow seller to stipulate title company. @russel Brazil you are 100% correct that's his intent. Fortunately we know a title company who is familiar with these transactions and highlighted a number of the same things you and other bp folks did! So grateful for this forum!!

@wayne brooks did talk to broker no one in the office very familiar with these transactions. Title company has more experience and I've had contact here with an attorney. Thank you for your advice.

wow. Thank you for this information.  At what point would you say we would be informed about the interest costs? He's insisting we use his title company/ could this be why?

it's in the mls. The listing agent claims she just lists for the investor; the disclosures from the wholesaler note the listing agent has an interest in the llc...
