I am looking into it @Jessica Swingle.  I haven't decided between the two cities.  Maybe I'll invest in both.  

I can say that I absolutely HATE working with the contractors here in Fredericksburg with my own house. They always want to know where my husband or parents are and they seem to want to price gouge me when they figure out that I am an engineer.  I have run into one company that I deal with when I need things done though.  The real estate agents that I've dealt with have been okay, but again they also seem to have their ulterior motives.  I feel more exposed here in Fredericksburg.  Not to pull the race card, but being black, single woman in Fredericksburg doing business in many capacities have been difficult for me.  I hate being mean to people, but sometimes when I have to be and then I am labeled the angry black woman.  I am not eager to deal with the natives in Fredericksburg, but I am not unwilling if there is a good deal to be had.

I have more support in Richmond because my family is there.  I do not plan to do any business with my family, but they are often familiar with who does decent work and who doesn't.  Also, my dealings there are less hostile, which is strange because the crime rate is higher, but I'm rambling ...

My name is Jennifer and I am in my early 30s and new to all of this.  I usually listen to audiobooks on the way to work and then I discovered podcasts.  Then I found the BP podcast and I found it really interesting.  The guests that they have there have all been wonderful on the podcasts that I've listened to.  So based on what I've learned in the podcast, I think that I am a buy-and-hold kinda girl.  I do have a full time job as a Systems Safety Engineer.  (I "idiot-proof" machinery so that the probability of death and maiming by said machinery is lessened.)  At times it can be quite demanding, but the pay is decent.  That is what ruled out flipping and wholesaling for me at this point in time.  So I am easing into this real estate investment thing.  I am looking at the Fredericksburg Market, but also the Richmond Market.  The two cities are fairly close geographically, but the markets, demographics, etc. are so different.  So that is a major decision that I am pondering at the moment.  Anyway, Hi!
