Robert, I did try to look at the situation from different angles. They are not moving overseas, actually they are moving back to the area where they are originally from.

Their children are home schooled, so school is not an issue. The husband has to attend some meetings in the DC area at the beginning of June. Then taking time off for the second half of June. Their rent is paid by the military, I am assuming throughout June 30th (may be wrong here but doubt it).

We do not live in a military town, not at all.

We did take things for granted, until we asked for the military letter yesterday. The trust based relationship we had was broken.

Kevin, I appreciate your perspective.

The tenants did let us know of their intention to move out in May long before the COVID spread, but just gave us the written notice yesterday. When we asked for the military order, they shared it with a long written explanation of their vacation/travel plans that span from May 8th till June 30th.

Hi, I would love some insight and perspective on an issue related to early lease termination.

Our tenant, a military family, told us at the end of December, a bit less than 4 months after they moved in, that they had gotten their reassignment orders and will be terminating the lease as of May 15th.

A month later (sometime in January) they said things have changed and their move out date was between May 6th and 8th.

And finally yesterday, on April 7th, they gave us the formal written notice. I did some research and found out they need to provide their military orders. They shared them and it turns out they are supposed to report for duty no later than June 30th, which is 52 days before the date they will be vacating our property.

I could not see any reference to the actual number of days before the new reassignment date they are allowed to break the lease.

Any thoughts?
