Hi Nabeel, 

Working for a larger apartment complex, we had different urgency sizes. Immediate: Immediate included fixes that would interfere with their safety or well being. For example; locks on the doors or toilets or showers if it is a one bedroom unit.  24 hours: They can choose 24 hours if they need to be fixed soon but it is not a safety or well-being issue, Finally, standard. The key with the standard is for you to be in contact with the resident so they know you did not forget about them; give them a timeline or at least an update with progress. 

This normally worked for us, even with residents filling out their maintenance request online and choosing the urgency.

I've read recently that renters are quicker to pay a larger amount in rent if it sounds like everything is included. So one thing I'd like to try is charging 30-50 more in rent (to cover the pet rent) and only charging a pet deposit and pet fee. I typically see anywhere from a $100-300 fee and $100-300 deposit per pet.

Are you using paper applications currently? There are screening services out there that are a part of the online application. For example, if you had an interested tenant, they would apply online and also pay for their tenant screening report and you'd be notified. Does that sound like something you are looking for?

I am not sure about that specific area. I do know I would recommend doing a pet deposit (ex $250) that is possibly refundable and a pet fee that is non-refundable. Also, you could charge a pet rent. In Fort Collins you see commonly $25-$40 dollars a month per pet. The non-refundable cleaning fee could be what is covered in that pet fee. Also, if you don't want to charge a pet rent, I would recommend doing a larger fee and deposit.

You could bring an Ipad or laptop with you and allow him that to complete the application and give permission to run a screening report. You're around to help with any questions if he isn't tech savvy and you can still take advantage of your digital application.
