Hello all, I have a unique situation for a 1031 exchange and am looking for a creative solution from investors that are experts in the field or have had this situation in the past.

I’d like to sell 2 rental homes to build one. The complicating factor is that I already own the land where the new property would be built, which would exclude any improvements from 1031 exchanges.

Any ideas?

Post: How do I filter on job title (i.e. agents)?

Hi BPers,

In the member search area, I used to be able to pull up all BPers from a particular geographic area and filter them by their job title - for example, I could pull up all real estate agents. It may even have been a checkbox, though I don't exactly remember the field. Interest, perhaps? Well I am striking out big time in doing this now - it's not available in the "interest" filter, and even searching for "broker" or "agent" in the "description" filter is pulling up a lot of results that seem in no way relevant to my search. Does anybody know what happened to this more specialized search, or how I can find what I am looking for (all real estate brokers in the Seattle area)?

Thanks!

Jen

Post: Seeking transaction coordination experience in Seattle - free!

Hello,

My name is Jen Harwood, and I am a real estate investor located in Seattle. I’ve recently sold my small business and am looking for a way to continue generating income for my family and for future investments.

My plan is to start a small business as a real estate transaction coordinator. I have almost completed my WA real estate course and will take my real estate licensing exam in the near future.

In the meantime, as I look to gain some experience in the field, I am reaching out to Seattle-area agents or transaction coordinators to offer free assistance on your transactions. I am very organized and detail-oriented and would appreciate the opportunity to help a few of you close some transactions in exchange for a bit of coaching and experience.

If this sounds like something you might be willing to do or if you have any questions, please don’t hesitate to send me a private message so that we can discuss further.

Thank you,

Jen Harwood

Hi @Rich Conley, I am a huge huge fan of Eric DeBord with Red Pheasant Realty. He has been my Boise realtor for a long time and is currently helping me close on my third Boise investment property. My father-in-law also uses Eric and purchased two investment properties in Boise through him in recent years. He knows everyone in the business, so even if he feels like he is not the right fit, he'll help you find someone who is. Feel free to PM me for his contact info.

Thanks @Larry Fried! Shelter was actually recommended to me for Kansas City, which I am looking for as well. I'll see if they can give me a quote for Indy too. Thank you!

Thank you also @Maria Flowers, I'll reach out to Jeff!

Thank you @Bruce Lee, unfortunately Western Gold does not cover the states I am looking for.

I appreciate the additional feedback about REIguard, @Rich Kniss! I reached out to them for a quote this afternoon, so hope to hear from them tomorrow with a quote.
