 Good to know, Robert. Thanks for sharing. We're currently looking to purchase a property for <$500K so Phoenix is not a good fit necessarily for this first investment, but may consider increasing our target price for future purchases. Definitely have heard a lot of great things about market growth in Phoenix area!

The areas around Vegas have been tightening the STR rules. Something to look in to and not just laws on the books. Scan the local papers and try to find any vocal neighbors trying to ban STRs. Both are seasonal markets due to the heat. If you're thinking about NV the Reno market has more year round activities because of the proximity to Lake Tahoe in summer and ski areas in the winter. Any market a niche amenities and guest experience offering will set you apart from the competition.

Appreciate your input here, Bradley. I had considered Reno and potentially Carson City. Do you know any agents that work in those areas?

Hi everyone - first time investor here! I'm looking into buying a $400-450K single family home to convert into a STR. Would appreciate any input on where to invest - Henderson, NV or Phoenix/Tuscon, AZ? Does anyone have experience with these market that can weigh in?
