Great job! Where did you find your home plans? We are starting our 2nd spec home build soon and i really like the simplicity and classic look of these homes.

It is currently a hot sellers market in Ketchikan right now. But house hacking will be very profitable endeavor here in Ketchikan, especially if you can aquire one near downtown. Good luck and let me know if I can assist you in anyway should you get stationed here in Alaska.

Take Care,

Jen

I need some advise on how to fix our paint sheen problem. We are building new construction and the paint sheen is not even. We spayed on one coat of primer and 2 coats of eggshell paint, back rolling the whole thing and another coat hand rolling. it still looks uneven. Is this a drywall texture problem? How on earth do we fix it? I'm at my wits end here.

Thanks in advance.

I''m located in Ketchikan and we have nearly completed our first spec home. A couple of things to consider: Most folks around here get financing through Alaska Housing Financing Corp. The rates and loan programs are more favorable since we are considered "rural". A new home is considered any unoccupied home or one that is less than 12 months old. You will need a licensed inspector inspect all phases of your construction and complete a form called 101, and 102. To be financeable the home must be a 5 star energy rated house as well. Check out www.ahfc.us for more info.

Hello, I have a quick question about recessed lighting in vaulted ceilings. I was wondering if i can use regular housings and this trim 12W 6inch Directional Adjustable Gimbal Dimmable LED Retrofit Recessed Lighting Fixture - (=60W) 3000K Warm White Energy Star, UL, LED Ceiling Light - 800LM Adjustable Gimbal Recessed LED Downlight https://www.amazon.com/dp/B015P0OG0E/ref=cm_sw_r_cp_api_X3FOyb93WDVXE, rather than a sloped housing and trim. My ceiling is 3/12 pitch. Thanks Jen

Yes, I hadn't really considered the labor cost. Hmm.. Being that this is a starter spec home, maybe I should reconsider this choice in lighting.

Okay, so i noticed while I have been researching recessed lighting for our spec home, it seems the new construction housing cost Way more than the remodel retrofit housings. Can anyone speak to this? Can I just put retrofit for new construction? I don't really need to meet and energy savings requirements for this home( as far as air tightness), although I do think I'll install LED trims. Thanks, Jen
