Post: Prospective Tenant with Income but Bad Credit

Hi There,

I am finding myself a landlord again after a few years off and researching and familiarizing myself with everything all over again!
I just listed a house for rent using Zillow and received one application before a tour. The applicant meets the minimum income requirements of 3X rent but a couple things stand out as concerning to me and I'm wondering if you would consider this application further or not:

-Credit Score came back as 548 Challenged. There are typical loans on there - car and education loans. What concerned me was that there are 8 late auto loan payments since September 2022, with the last one being just 2 months ago. 

-Considering the late recent payments, I am then concerned about how much more this rental costs compared to what they are paying now. It is $1000 more than the current rent. 

-Lastly, their credit usage is reported as 117% of credit. 

There are no collections reported, and nothing came up on background check. Would this be enough for you to deny this application, would you ask for further information about the late payments, or continue processing the application?

Hello,

I currently have my home on the market and got an application from a group of 5 Adult girl roommates. Are there any rules in place about how many unrelated adults can live together in a single family home? I've tried looking in my city code of ordinance but saw no such thing for the zoning. (I'm in florida). My main concern is that the home is on the smaller side at just under 1100 sq ft, only 1.5bath and space for two cars. Anyone have experience with renting a small home to a large group of adults like this? I'm really hesitant about it and would rather not. But so far they are my only applicants. They can't move in for another 3 weeks so I would prefer someone move in sooner. But other than that, so far they meet my requirements. I know you cannot discriminate on family status or # of kids, but was wondering about this situation. Thanks.

Hello, I could use some advice on a situation of mine. I have a rental house with 4 months left on the lease to an unmarried couple. Today, I received an email from the boyfriend that the girlfriend had moved out and not planning to come back except to get her items. She hadn't told me anything about it and I'm guessing not planning to. Rent is past due and he tells me he cannot afford rent on his own. He told me he is willing to vacate peacefully and I would love to get them out. I'm worried I won't be able to get in contact with the girlfriend about the situation. What If I serve a Notice to Pay or Vacate, and the guy vacates, but the girl never sees the notice? I am in Florida. Advice on how to proceed would be great Thank you.

Hi there,
I've been lurking around the site for some time now, and I recently made my first investment property/rental purchase in Palm Bay,FL. I was hoping someone could send me a referral for a Handyman in the Palm Bay/Melbourne,FL area to help me check off my to-do list, things like Fan Installation, Painting, Door Removal/Installation, etc. I work full-time and am having a hard time to get things done in a timely manner on my own..looking for some help now

Hello

I am new to real estate investing and am eager to get started in the Melbourne/Palm Bay/Rockledge, FL area. I've learned about home improvement/rehabbing and long term investing thru renting by watching my dad who did this on the side for as long as I know. 

I'm very interested in getting started in fix and flips within the next few months and invest long term within the next year as well. I've been learning thru browsing the forums, listening to the podcasts, reading investment books and searching the MLS often to get an idea for what homes are selling for in my area. I hope to use this site as a way to connect with other investors & real estate agents in the area and to learn as much as I can. I am currently an engineer with a typical 8-5 desk job I couldn't be happier to leave for a life I can live on my own terms. I am lucky to have family who has experience in this business to help me get started in financing my endeavor, and if anyone is in the area willing to share their experience and knowledge, I would greatly appreciate it!
