Be encouraged, you're in a temporary set-back on a worthy road to wealth-building & financial freedom. This is a learning opportunity just like all challenges. You deserve great tenants respect the home you are providing. For these current tenants, I would just say try to focus on a creative win-win solution that allows them to move out ASAP without causing any more issues for you. Unfortunately Colorado is very tenant-friendly, so if you can avoid the eviction process that might make your life easier. You'll get through this, all the best!

SalIda, Colorado is a beautiful mountain town built on the Arkansas River, near Monarch Ski Area. Along with a vibrant art scene, restaurants & easy walking it attracts year-round visitors seeking fly fishing, white water rafting, kayaking, skiing & snowboarding that is off the beaten path.. A survey is the way to know the exact property lines.  Make sure to talk to the surveyor about what type will hold up in a court of law (In Colorado it’s a Land Survey Plat). I would not skimp on this as adverse possession laws can kick in after a certain amount of time passes.

Steven, your goal is worth it! Your willingness to move to the right market that works for your income seems on track. Your questions about findding the right city or town is perfect to guide you. You want to consider regions that you are personally attracted to first. Also think about strong economies with diverse industries. College towns can be solid for rentals. Also look for properties in established & attractive neighborhoods that match your price point & research rental rates. Would you also consider 2 - 4 unit properties? Also, make sure you consult with a trusted lender to give you all the best options based on your goals & current scenario. Hope this is helpful & all the best to you! 

Is owner-finance a good strategy for selling land in Colorado? Our grandparents bought ranches in southern Colorado & subdivided them into 35+ acre lots & then sold to buyers offering financing terms at 10% down, 10% interest for 10-yeaars.. They even retained a grazing lease for their cattle. There are other ways to structure owner-finance of land. We would love to hear any success stories!
