Relocated to Savannah Ga from New England. We purchased a home on WIlmington Island, a very hot housing market area. It has very high liveability scores, high selling homes, and the best schools in the area. We did get a good deal. House listed for $330k, after negotiating we got house for $304k plus seller pay closing. Our MTG is $2000 a month. We purchased a little over six months ago. I want to buy a vacation rental condo on Hilton Head island, SC. I've done the case flow math and am very confident in this area. I am wondering if I should rent out my home for $2600 (avg rent on this island for a home w 4 beds) and lower my expenses by renting myself a condo for $1200 a month so I can stash more money away to buy one of these Vaca condos? Avg sale price of the hhi condo is $155k. They avg $100-200 per night and from talking to other owners there, it is full atleast 70% of the year. That would well more than cover the $1500 MTG pmnt and regime fees. Plus make a healthy profit, which could enable me to buy another unit. Any thoughts on the best way to leverage where I am now to get to this next step? Thank you!

Thank you @Dylan H. I just moved to Savannah in 2017 from MA. I flipped a condo up there years ago and made $40k. It gave me the bug for it. I loved it! I just bought a house on WI. It's a great location and so islands but not touristy. My big struggle right now is trying to decide whether my first investment here should be a rehab in the city, or a vacation rental on Hilton Head island. So that's kind of where I am right now in the whole getting started here process!

Hi all! I am trying to break into real-estate investing. I am at a place in life finally where I can devote the time needed to learn. I moved to Savannah from Boston area in 2017. Id like to begin my life long dream of buying and flipping and buying vacation rentals units. I flipped one condo many years ago and I knew someday I wanted it to be full time. If there are any investors in the area, I live on the island side, I would love to network, even offer to work part time as an intern to gain experience, join network groups to meet other investors. I have some skills somewhere in my trunk of experience that could possibly be useful and i have a ton to learn! I have worked as on office manager to a general contractor many years ago, I worked as a project managers assistant at the same company, which led me to go to school and earn a project managers certification. Many years ago though. I have mortgage lending experience, in originations / lending and also as a closer - dealing with the closing attorney etc. That led me to a financing career as an Finance Manager win the auto industry, where i stayed for about 5 years before leaving to have my daughter. She is now in pre-school and I have started and run an at-home e-comm business and I am using the funds I make to stash and save so I can finally start investing! I also took the online real estate agent course for fun.  I've been waiting to begin this for so many years it feels like and I want to connect with people who really do it and hopefully learn as much as possible through proper networking so that when I make my purchase I am confident. Sorry for the ramble, but hopefully it yields a networking group! I am not asking for a personal mentor, I know people are very busy running businesses, more just networking! Thank you!
