If all of yours have tried to sneak fees in on the HUD, then you have had a lot of bad real estate agents. That's unfortunate. All fees that a broker will charge should be disclosed on a buyer-broker agreement that is signed before any dealings are even started. Make sure to sign one before starting to deal with an agent so that there aren't any fees by the broker that can sneak up on you.

I'm not sure about the state that you live in but in my state, if I give my MLS access and lock box access to someone that isn't licensed and a member, I can get my license suspended or terminated and receive some hefty fines. So why would I risk that just to make your life a little more convenient? If you want access then why not get licensed? And pay all the fees associated with it? A person is licensed to regulate the people that are going in to other people's homes and properties, to protect people. Criminal background checks are done to get your license so why should we just hand over our lock box access to anyone, just for their convenience. If your agent does this then they deserve to have their license revoked.

You go girl!......I agree with Dusty. Also, commissions on short sales are determined by the bank anyway, not us selfish real estate agents.

I agree with Tim. I wouldn't discount the price of the home instead of painting. Painting can make a world of difference to your potential buyers and effect the amount of time the home sits for sell on the market. It sounds like you are going 'green' with your paint too. That is great. It can be a little more expensive but I think it is worth it, especially where you are chemically sensitive. And by doing a lot of it yourself, you'll save the majority of the cost in labor.

Hey Ryan, your recommendation on the pimp site is great. I just had a really good laugh over what it was popping out. My first one was 'Treacherous Jennifer Squeeze' which happens to be quite fitting. But I liked 'Sticky Fingers J Shizzle' or 'D Magical Jennifer Jazz'. I have decided on 'Sugartastic J G'....thanks again for the laugh.

You might want to check with your state because I believe some states require you to have your real estate license to manage property, depending on how many properties you manage.

Unfortunately he is our local REI club, him and his students. I will keep looking though because I think there is another one. Thanks for your advice.
