We did a small 5 unit residential townhouse development back in 2005.  At the time as they are now, construction costs were high and it took us 6 months or so to make the land buildable through planning and  approvals by the municipality.   If you have the patience and can get a deal on the land then its a good way to go long term, at least in our area.  New construction has a lot less headaches and costs on the maintenance end and the typical 50+ year old existing New England multi.    We still own the property and plan hang onto it as we build more equity.

For me, the biggest challenge is finding my next deal in my residential market. Properties are either typically over initially over priced or if they are not, competition is fierce.  Finding a niche that is not overvalued is difficult in this market but it's not impossible because there are plenty doing it (many of them bigger pockets members)!

Hi Josh,

I came across your post from a couple of months ago regarding your success in contacting leads via text message.  I am curious how you were able get lead contact's phone # and if there is any legal concerns for obtaining phone #'s when its typically the just the addresses provided through municipality records.

Hi Cody, this sounds like an interesting project. I'm looking for  a similar property type (I have a few single/small multiple family properties) which are located ,as I am, in southern Maine. I'm looking for a hard money lender to purchase a single family. The broker I'm working just recommended Milk Street as well.  Have you tried any of that are advertised through BP?
