Quote from @Theresa Harris:

Are they giving him the money to pay the rent or do they pay you directly?  Talk to the company and ask what is normally done.  I'd go with putting him on the lease and them as co-signers.

The company will be paying me directly.  I put the tenant on the lease and got a letter from the CEO and also had the CEO co-sign.

Hi BP community!

I have a prospective tenant who is currently living in a hotel.  His company has agreed to pay for his living expenses. I’m wondering, do I put him as the primary tenant on the lease and have the company as a co-signer or guarantor? Or do I just have the company sign the lease?

I also need help with any additional addendums or documentation I will need to put in the lease compared to a normal residential lease.

Thanks in advance! 🙏

@Bradley De comarmond  Thanks for the post!  I'll definitely look into investing out of state as you're right, the prices in CA have gotten a little out of control (at least in SF, LA, OC, SD).  And I agree both 4hww and Rich Dad are fantastic books!

Hi @Jorge Barboza Jr. and @Polar Prutaseranee.  Thanks for the posts!  I just met with Joe Homs and am definitely down to meet with more investors and build my network!  Let me know if either of you would like to grab a coffee sometime next week!  I should be free next Wednesday.  DM me to schedule something!

Hi Everyone!

My name is Jeff and I just wanted to introduce myself!  I'm new to the site as well as new to Orange County in Southern California!  I lived in San Francisco as a student and dentist for the past 10+ years and am now settling in to Socal and looking to start investing in real estate.  I'm optimistic that this site and forum will be invaluable to me and hopefully as my journey progresses I can share as much information and knowledge with all of you!  If you're local to Southern California, say "Hi!"  Thanks for reading and look forward to learning and making some $$$!

Best,

Jeff
