I need help finding a bank that is creative enough to allow a HELIC to be set up for the initial purchase.

For Indy, I'd use MB Financial, they will do 75% Cash out refi into a 30 fixed, and start the process as soon as you are on title, but only up to purchase price till after 6 months.  They may go 80% but not sure.

Steve Vaughan yes I got very creative on this finance. We started with a typical lender and moved to leveraging a few assets we have to complete the purchase.
