I personally don’t need the cash at the moment. But it would open up more options for investment once everything gets back to normal.

I don’t have anything lined up right now or I’d be looking harder at the 1031 option. I’ve been researching different areas throughout the US (TN, SC, GA, and FL) as a way to get into a new market.

Thanks for the information. I have my property manager looking further into assistants for the rent.

Honestly, I'm still on the fence about selling in the first place. It's a great SFR, but it may be time to move that money elsewhere.

I’ve been doing a lot of research into new areas throughout the US. GA, SC, TN, etc. I currently own a 15 door apartment building, and a Quadplex in MD. Also 2 townhomes in WV. Both markets I’m not sure I’d fully recommend (taxes).

Lease is up in March. I was told today I can give him 30 day notice today but as the above comments state, “He might just not leave.”

I can also wait until 15 Oct and give him a “5 day pay or quit.”

I’m considering selling my rental property in Las Vegas. I purchased it back in 2011 near the bottom of the market for 135k. I currently rent the place for 1600/month with a loan of 80k @ 4.6%. Estimated value is 330k as of today. Cash flow is 650/month after all expenses.

Like many, this year has been a “bumpy road” with rental payments being problematic. My renter is currently 4 months behind on rent. Eviction in Las Vegas is on hold like most places.

My big question is the best time to sell and just take pay capital gains? Obviously a 1031 exchange would be best...but a 200k boost to the bank account wouldn’t hurt either.

Any thoughts/ comments are greatly appreciated.
