Finding a good accountant and tax specialist can be very difficult. There are many people out there and most do not specialize or know all the details of specific areas such as real estate. I have had a lot of success with my office building in Wisconsin. One thing I have found to be very helpful is good signage on a busy street. Networking also really helps as referrals are a great way to find new businesses. Lastly there are a number of places to post online including, costar, loopnet, officespace.com and digsy.

I think you have a great idea! This might be because this I what I am doing in the Milwaukee Suburbs. I have one 20,000 sqft office, putting in an offer for another this month and plan to build another in 1-2 years. Feel free to PM me and I would be happy to provide you more specifics

I would shop around with different lenders. The rate is very high. Always be cognizant of leverage it is a double edge sword.

I would only make an offer based on what the books actually show. Not reporting income is fraud and something you don’t want to get involved with

This sounds like a great opportunity. I remember someone posted something about this in the forums maybe a couple months ago. At least in a lot of areas I think they may be contracting with the city and putting these on power poles. Feel free to correct me if I’m wrong. I have a few commercial buildings I would love to put these up on if you have any contacts in Milwaukee Wisconsin area.

Thats true. I currently have 3 commercial properties and just hire it out. Depending on how involved you want to be and your real estate goals, you could do it yourself. I like be hands off and working towards a more passive business myself.

One thing I do for my tenants is every winter I buy everybody a bag of salt. It helps lower your potential liability since they are there every day and you likely are not. Also everybody loves free stuff and shows that you care about your tenants.

The beat time to look for snow removal is yesterday! I would look online and ask homeowners around your area. Many snow removal companies only work in a small area. 

If your tenants are reliable asking one to do it with a discount on rent is a good idea too, but more challenging when you have 20 properties

Don’t worry, my bookkeeping is all in quickbooks currently and we plan on moving to creative solutions in the next year. I use the google sheets just as a way to track who has paid, who hasnt and if they are on time or late. 

My dream is to have a system that has contains that information without me needing to manually make those entries.
