thank you both for the reading suggestions.

@BrandonL :

I am thinking of starting with 2-4 unit buildings.  I've recently started looking and have seen a few multi-families around here.  I am really wondering if it's feasible to buy a little land and build a duplex or something similar.  I would like to be the general contractor myself, but lots more research to do before then.

@PaulTimmons:

I am definitely going to check out a few REIA clubs. As of right now I'm still living in WV, and commuting back and forth to see my wife. In September I'll be here permanently and will start looking then.

Hi everyone, my name is Jeff Simmons. I'm just starting to educate myself on REI, and developing my plan for buy and hold REI.

I plan on saving for about 12 to 24 months while continuing to read and study the markets around Northern Virginia, Maryland, DC, and maybe WV and PA.

I'd love to buy some Single families and small multi family properties, and maybe move to larger apartment complexes in the future.

Also if anyone has experience building duplexes or other small multi families and renting them out I'd really like to talk to you.

My long term goal is to take the early retirement my job offers (23 more years) and live off my pension/401k and let the real estate investments pay for a charitable organization I would start.

If anyone has good reading suggestions, (so far I've read the rental property real Estate investing book from Bigger Pockets, and the Millionaire Real Estate Investor"). I would appreciate it.

Hope to hear from you all soon!
