In my opinion, not meeting your requirements but willing to pay for an entire year is just a red flag. I would be very skeptical of breaking your requirements just because they are offering to pay a large amount up front.

80 is an extremely high temperature to keep a home at. Not sure where your located but I cannot see anyone being okay with renting a property that cannot go below 80 degrees. It is surprising that the unit is only 3 years old though. I have seen some units be repaired for very cheap depending on the problem. My advice would be to just have a trusted tech come out and take a look at it. If it is affordable just pay to have it fixed and keep the tenant happy. If it is to expensive you can always get a window unit for a around $100-$150.

Wow that helped a ton! Thank You so much! I had one other question too. How does someone acquire several rentals with an average income. Like won’t the bank say “hey you only make 70k a year you can’t afford a 5th property”. Won’t the debt to income be to large?

Hey guys I am a huge fan of BiggerPockets and this is my first post on the forum. My questions refer to starting out with rental properties. I understand that the market is significantly inflated right now making it hard to find profitable deals. I guess my questions are in how to calculate the cost of a rehab? If a put a down payment on a home and begin renting it out, is it okay if the property just pays for itself and I don't make any positive cashflow? Also from what I've gathered it is safer to have a rental property in an LLC. Is it difficult if I purchase a property in my name and then I want to transfer the mortgage over to the LLC will my mortgage company allow that?
