Thanks all for the recommendations. With regards to using an attorney for the closing process, it seems that most don't use an attorney in Texas. Coming from states that require this, it's something that concerned me somewhat. Is there any risk to closing without an attorney on a small multifamily property?

I am an out of state investor, in the process of purchasing (a 4 plex) my first rental property.

Can anybody provide recommendations for a Real Estate attorney and an insurance broker?

Does anybody have any experience investing int he funds offered by passive investing.com? They currently have three funds that are very varied: a Multi-Family Project, a Self-Storage Fund, and one for Real Estate Debt.

Any feedback/experience would be greatly appreciated. 

I am looking to begin my journey in real estate investing by purchasing a couple properties (SFR and/or duplex) in different out state markets. As we are pretty far along in this market cycle, I am searching for deals in markets that will hold up well in the way of year-round rental demand, even in the event that the market cools off significantly. I am considering a SFR in Cape Coral, however I am questioning this option, wondering what can sustain the rental market, given that there's not a major metro area/job market in this area.

Would be helpful to hear feedback from those familiar with this market - is this a strong long term rental market, or is it still primarily retirees moving there, as well as a more seasonal market?

I appreciate you reply. I would welcome your suggestions as to area, etc. I have little knowledge of the city, and want to prioritize an area with decent schools, that will hold up well in the rental market. So far I am finding that there is not a lot of availability for small multi-family here, so when I found this new construction opportunity, it peeked my interest. 

I hoped not to be limited to the single family market, but that seems to be predominant here.

I am an out of state investor in the process of searching for property in San Antonio. I recently came across new construction projects offering duplexes, as well as single family homes in the area. As I am starting out in this venture, and not from the area, buying new construction has obvious advantages. Is this a good approach for investment property, or should I focus on existing homes? Would greatly appreciate feedback on the advantages and disadvantages on these options.

I saw a post discussing this topics some time ago, and I wanted to check in again here and see if anybody has had experience with this? They offer 12% to 17.5% yield on 24 to 36 month terms backed by promissory notes. 

Would appreciate hearing about your experience or perspective on this.
