Where is the best place to find Pre-foreclosure lists? I have been using Zillow, but have not had too much luck. Thanks!

@Nathan G. I agree with you, makes sense for sure. It is the same here, after some time the properties become negligent and crime seems to rise in those areas. But one street over you have million dollar homes, makes no sense to me how they pick there location.

I purchased a multifamily property downtown Charleston Sc. They just announced a new plan to bring affordable housing and improve flood/drainage issues in the surrounding area. Would this negatively or positively affect property values? My thoughts are bringing low income to the area would bring down surrounding property values.....

@John Underwood Definitely something to think about. I am not familiar with section 8 and did not know what needs to be done to be qualified as a landlord. Units are cashflowing very nicely but rents are very low. Just didn't want to deal with there inspections and having to get approval for a rent increase.

Hello All,

I am looking to purchase a Quadplex and 2 of the leases are currently Month to Month section 8. Is it as simple as giving 30 days notice after I close? I am looking to renovate these and bring up to market rent and get out of section 8.

What is a good property managment software that I can use managing 4 units? Seems like appfolio is only used for 50 units or more?
