It is a 4 unit complex.  I failed to mention that.

I have only been a Pro member a few short days and am learning to analyze properties.  Here is one that has a contingent offer according to Realtor.com. I went 420k for price paid, 10%/10%/10% and 8%PM

It is near 8% ConC with a Monthly + of $583.

I priced rents at $1100 each which might be on the high side. Building has 2 - 2/1 and 2 - 1/1 for rooms

I am new to BP and signed up for BP Pro Subscription and am diving right in on property analysis.  My goal is a property by the end of October.

IN regards to the Rental Property Calculator I am wondering what are the typical numbers you use for:

Repairs, Vacancy, Cap Ex, Management  Fees

I have run 10 properties in 2 days and am going:

Repairs - 5%

Vacancy - 5%

Cap Ex - 5%

Management Fees- 8%

Are these numbers in the ball park?  Would you pad these a tad higher for a little more $ reserves?  I got these numbers by listening to various podcast.  I would love to hear your thoughts.

BTW I have found 1 property (4 plex) with a cash flow of $1190.00 and a CoC Return around 16%. Calling a realtor tomorrow!

Hello! I am a FF with City of Laguna Beach. Second career for me after 22 years in airline industry. Hired on at 46. Wife stated becoming a FF was my mid-life crisis.

Been on a few strike teams with LACO FD. Great guys and gals! Hard workers!

Wife and I are looking for our first multi purchase. 55 now and want to retire in 3-5 with some properties in hand.

Your thoughts on this: Been in our house 21 years. A lot of equity available. Use that equity for rental purchases? Caveats? Good? Bad? And ugly? How did you get started?

California is expensive. How did you find your properties in TX, KS and how do you buy, fix, rent out, and maintain them?

I left Mobile in 1986.   I cannot help you with any contractors, or other help you seek.  I would be interested in knowing what part of town you are concentrating on/in?  I miss it there at times.  It is a unique town with many graeat old properties in the Spring Hill, Old Shell Road, Dauphin Street areas.  The history of Mobile is worth looking into as well.
