I am property managing my brother's property and have filed all legal paperwork to have his tenant evicted. The court date is this week however my question is can I represent my brother in Southeastern housing court if I am not a legal attorney?

Sunday evening I get a phone call from my tenant stating that there is a strong smell coming from the basement. I had over to the home and come to find out that the sewage pipe in the basement exploded due to clogging. My plumber came and repaired it immediately however there was still massive amounts of sewage in the basement. I then contacted a sewage cleanup company and they charged me $4,000 to clear everything out and disinfect the basement. The sewage company says that I should file an insurance claim instead of paying it out of pocket, however I'm afraid that if I do my insurance will rise drastically. I've owned the home four years and have never had a claim but I've only been with this insurance company for only two years. McLaren's Young International. To file a claim or not...that is the question.

Hello.  So friends of the family are in the ministry and are in the process of buying a commercial business and using it as a church.  I've done some research and have discovered that churches are exempt from paying property taxes as long as the building is used solely for religous activities.  Only issue with the building they are acquiring is that it is a beauty salon and office space on first floor, and legal apartment on the second floor. They intended to use the office space as a church but continue to rent out the beauty salon and apartment to aid in the mortgage payment. So issue this poses in this case is that technically won't they be disqualified from being property tax exempt since they'll be the legal owners of a hair salon and apartment which are for profit business es?

Hello, 

Looking to re-fi my home and extract equity in the process. What are your thoughts on adding a tradeline to my credit history to boost my FICO score.

There are a multidude of website which offer the service including boostcredit101.com which offers a diamond package of 3 lines of credit, $80k total line of credit, for upfromt fee of $3,500.

Worth it or not? Or stay away from buying tradelines period?

Greetings. So my parents whom are fast approaching retirement age want to pass our family home onto us, their three children.

I currently own one investment property and my sister is now in the process of purchasing her first home through FHA. However our youngest sister's finances and credit score may not be quite up to par.

Our parents home has well over $200,000 in equity, but want to sell us the home for what they currently owe on it. As a result, the monthly mortgage payment will be incredibly less due to the fact it will be amortized over 30 years.

However, how would you proceed with this deal? I was thinking wait until sister one purchases her first home through FHA then the two oldest siblings purchase our parent's home by putting 20% down on a conventional mortgage and in the future have sibling number 3 assume the mortgage with us?

What possible issues do you see arising for all parties involved? How would you structure the transaction differently?

Paul, since you have experience in analytics, what are your thoughts on Cleveland, Ohio and Baltimore, Maryland as places for investment purchases? Preliminary research I've done looks promising, but could use a second opinion.
