Hello BP community. My name is Jeffrey Haynes. I am a multi family real estate Investor operating out of Northern Rhode Island (specifically Providence, Pawtucket, & Central Falls). I specialize in properties ranging from 2 to 8 units and I am at a charmed place in my investing career in which real estate agents I work with and other Investors are bringing me off market deals with some regularity.


Right now, I am under contract on an amazing 7 unit two building parcel in Pawtucket, a historic 3 family building in the heart of The Armory District (Providence), and a charming little duplex also located in the heart of The Armory District (Providence).

I am raising capital to close these deals. I’m happy to pay a healthy but not predatory interest rate to Investors who lend toward the acquisition & renovation of these properties. I seek to establish mutually beneficial, longstanding business relationships with good people. Investors whom have funded deals I’ve closed in the past typically enjoy the passive monthly income provided to them through our agreements.


Again, I must emphasize that I am looking for good, levelheaded people that I can build mutually beneficial business relationships with and construct a template that is repeatable so we can work together long-term. @Nelson Taylor it was absolutely great to meet you. What genre of music do you specialize in? Life moves fast so I’d say let’s have that cup of coffee or meet for lunch sooner than later. I definitely left Meader yesterday feeling like there’s a strong possibility we can help each other in real estate as well. What’s your schedule looking like from today up through Monday?

I appreciate your message and I appreciate that you’ve listened to my music. Indeed a small world! I’m always up for talking real estate. The only minor setback is that I have relocated to Rhode Island so accessing downtown Boston isn’t as easy as it once was. Regardless, we can work that out when the right time arises. 

I know you mentioned that you’re just starting out with your investing. What are some of your initial goals you’d like to accomplish via investments?

Frank, I agree that we’re closer to the top than the bottom for sure. I try to always ha e my defensive strategies in place when investing and keep myself positioned for potential downturns. Time will tell how this all shakes out.

Yes, that’s me! Few people know that I’m equally as passionate about real estate as I am hip hop but it’s a real thing and oddly enough, these two passions balance each other out. I see Your profile says you are from Somerville. Is that where you focus most of your investing?

Hello All!  Jeffrey Haynes aka Mr. Lif here doing my first formal post.  I've been a BP member since 2017 but have been quietly honing my skills as a deal provider since joining. My recent Track Record is: June 2018, closed on a 4 unit building in Pawtucket, Rhode Island as a house hack. July 2018, closed on the sale of my family's long time primary residence (a single family home in the Greater Boston Area). August 2018, closed on the purchase of a duplex in Providence. My focus and specialty is purchasing and renovating distressed multi family properties in Providence and Pawtucket and renting for cash flow. Wether you're an out of state investor interested in these markets or an active investor in these markets, I'd love to hear from you and learn about your experiences and goals.
