Ken- sounds like you had a bad experience. Sorry to hear. I've been introduced to and met folks at coffee shops that have become some great contacts. I figure it's an hour and $5, what's the risk. Of course I wouldn't trust someone immediately but if their information checks out- could be a good contact. But I understand your concern.

I will soon have a nice 3/2 house available in South Charlotte NC that I am strongly considering doing STR on. I think it will (conservatively) rent for $100-125 per night, possibly more during big corporate events (Republican Nat. Convention) or sporting events (Quail Hollow PGA Event is walking distance). I have a full-time non-real estate job and already have a couple other rentals so I'm trying to be careful with my time.

I was thinking it might make sense to rent to someone who has experience and is already managing STR properties in the Charlotte area. If I could rent the house to them at an above normal monthly rental rate but still leave them a decent margin, that could be a win-win. They get an income stream with little risk, I get an income stream with 0 management responsibility (except for large repairs).

Do folks do deals like this? Is this even a thing? Happy to meet at a coffee shop if anyone is local.
