Hi All!
I am new to REI and hesitate to call myself an Investor until I have at least one transaction under my belt.

With zero debt and excellent credit, I am looking to invest in Class C SFH (< 100K via private funding/heloc) in my backyard of Jacksonville, Florida and set up a team as if I was investing out of state (as that is a part of the future plan). Though I'm very appreciative of all BP has to offer, I am trying not to be overwhelmed by the abundance of information the forums/podcasts/books. I definitely learn best by trial and error and hope to find that opportunity in the coming months. 

My current plan of action is to find a property to BRRRR while capital is still limited. I just may be a bit more conservative on my analysis with COVID concerns around rehab/permit timing and cash-out refinance ability.

Relevant books I've read: Rich Dad Poor Dad, 4 Hr Workweek, BRRRR & Long Distance REI (D.Greene) 
I haven't gone through all BP podcasts but have found value in ep. 301 and 340 so far.

I'd love to hear any other books/podcasts recommendations that would help a newbie! 

Thanks to all of you providing value on the forums! Though I am constantly seeking out mentors I still feel that I need to educate myself more so that I find ways to be able to reciprocate some value.

Hey @William Whitley! I'm also new to the game and here in Jacksonville. Your plan definitely seems  solid, but to follow up on what @Avery Rustad mentioned, using your capital to work for you could help speed up the process (if that's your goal). A couple of other points: 

-Waiting for a home to appreciate is not something we have control over. For this reason I try not to rely too heavily on that factor.

-Would your income be better suited paying off a mortgage at 5% rate, or investing into another property that would return you approx 10% CoC (assuming down payment was for a 100k home)

-And I think this part is important, and often over looked, but the more properties you can quickly obtain, the more "reps" you will have at finding deals/managing properties. The hope is that with the additional reps, the more efficient and refined your skills will become.
