Hey guys,

Help wanted! Newbie here, will be participating in an auction for a rental investment property in a few days!

How do you go about (in a thorough way) seeing if there are any liens/second mortgages etc on the property? Do any of you have a good process to ensure there aren’t any major surprises after winning a bid?

Thanks for the advice and recommendation! I will put them on the list. I'll be financing conventionally with a 20% DP so I would have some more time in that case. Do you happen to have any experience/success with multi family homes/duplexes in this area? I haven't been able to find much in that respect although that would be my ideal REI at the moment. I'd prefer investing locally where I know the area so maybe there just isn't a big market for them here in rock hill?

Hi all,

Newbie investor here. I've come across what I believe is a good deal that meets my conservative analysis for cash flow and appreciation. However, I do not want to manage the property myself. Would it be best to find a reliable PM before putting in an offer? If so, does anyone have any connections and/or recommendations for some good, reliable PMs in the Rock Hill, SC or Charlotte, NC areas? Thanks in advance!
