Last year, I remember seeing different Black Friday deals. I tried searching for some recent but only getting older threads. Please direct me to a few landlord-related or real estate investing. Thanks a bunch!

The BO issue and "gymnastic" is amusing. I screen my tenants, but I don't know if there is a way to tell if a tenant will smell bad or execute stylish moves from a credit report. Lol.

I like Patricia's advice. See if there are rebates. 

Go get your money. You have the text to prove it. 

If you allow it, make sure the subletters receive the same level of scrutiny during tenant screening.

I am not familiar with Rently Box, but that makes sense what Thomas mentioned. Tellus has an application/screening built in together.

That's probably up to you since you have the warranty of habitability to follow as the landlord. Also, what's in the lease? There's another TX landlord on BP who said they have language like this in their lease: "Our lease has had the term "any additional or periodic pest control is the responsibility of the tenant..."  

"Just because an investment isn't something you would live in doesn't mean people won't pay to live there." Dan pulled the words out of my mouth. And from your details, it just is a cosmetic issue. Not a big deal if the bones is good. A nice cleaning and throw in a cute rug. Essentially, I'm in the same camp as Cole Raiford. Okay...
