Not sure if this is an "open" group, but I'd love to sit in on a few meetings if possible.  I'd probably (by necessity) be doing a lot more listening than speaking.

I was on the board of my church for a while, during a major expansion project.  We had very strong donation history, and based on the down payment available and the presumptive cash flows the loan should have been a no-brainer.  We really struggled to find a bank that would even meet with us to review the financials.  The stated reason was that the collateral (the main building) had no use or resale value if ever possessed.

SRI does an update about every 24 hrs.  I attended two this year that had a property paid off literally minutes before the auction and was removed from the list.
