As others have said in this thread - it's totally fine to expand to new markets assuming your fundamentals are solid: don't overpay for a deal and have AMPLE cash reserves. Hope this helps!

Hey @Jackson Madonna! Echoing others, the biggest expense will be management, usually around 25-30% of your gross income. Although you do incur cleaning fees, those are typically considered "pass-thru" expenses because you charge your guests a cleaning fee that is usually equal to what your cleaners charge you. Hope this is helpful!

Hi @Courtney Murphy!

It can be either - if your property manager is cool with it it might be easier for you to not have to worry about paying the bill - they'll pay it and than show you how much it cost every month on your owner statement. The con of this option is that they might not be as pro-active as you might be if your water bill trends up or shoots up one month (indicative of a leak).

TLDR - either way works it just depends on how active/passive you want to be! Hope this is helpful!

Hey @Charlie Massey - I also have never used them personally, but I think there are enough local management companies in the Smoky Mountains and Georgia markets, that it usually doesn't make sense to go with "biggest" company. Would love to connect to learn more about the GA mountains markets! We have a few STRs in the Smokies and have really loved them.

Great question and great thread. In general I think it comes down to the "idea" of a STR. If you have young kids that need to get to bed early to wake up for school the next day, and your "neighbor" is throwing their third party of the week (but it's actually STR guests because you live in a happening area), I could see how that would be frustrating.


The other side to that is, if you live in a happening area, you can't expect it to be quiet on a Friday night....

Hi @Rancel Evans Jr.!

I like/use a software called "Stessa". You can link your bank account to it and input all your different expenses and then it spits out a really pretty report that makes it very clear what your returns are. Hope this helps!
