I just looked at this fence again and tenant has leaned all kinds of junk up against the fence now but the damage is done and it needs replaced.

Finally after calling and emailing the landlord many times I get an email back saying to call Monday and talk about the fence. Monday came, I called with no answer and I have called his work and cellphone several times with no reply and today is Friday!

Maybe I will just sell the house with the fence like that, it still looks good because it's nice and stained on my side. Just don't touch it lol

My wife works for HP from home, her boss is out of the Bay Area CA office. I need a realtor in the area we are looking in that specializes in working with investors. This works out better for us because the realtor knows the area well and they will not have to drive so far.

I spent a week scouting all around the Northwest area and the housing varies widely in age, upkeep and taxes. The tax deal baffles me because the prices are all over the place for basically the same type of home on the same size lot and the same age.

For our own home we are looking for 5-15 acres with a nice sized ranch home on it, not in a flood plane with the ability to build another home on the property and it needs tax exemptions close to The Woodlands. ( within 15 miles as this is the area we want to call home )

I noticed that many rural properties have ponds on them, I am assuming this is done to use the dirt for raising the grade of the home to avoid having flood insurance.

I have one of those nice properties with a slum lord maintained house next door. That house has no yards, junk all over, a half built lean to on the side that has been that way two years with a tarp over it.

The house is very dirty, they have pit bull dogs jumping on my fence and breaking though it, the backyard is full of trash and they have a pot farm.

I have been trying to get them to pay for part of a new fence because the dogs destroyed it for a couple of months now and I'm still waiting.

It's very frustrating because now I have plans to move and need this repaired so I can sell this unit off.

The good news for me is that I have one of the most responsible, clean tenants out of all my houses and he says he is never leaving until I kick him out.

Good luck with your delima, I hope you have better luck than I do.

Leasing solar panels is really not a good way to go, you get no tax benefits and you still have to pay for all of your electric just at a slightly reduced rate. Even having a solar company install is not the best way to get a system because they overcharge.

You can find solar supply companies, sometimes on craigslist that sell new American made panels at 70 cents a watt. You can get all of the parts from them and then hire a regular electrician to install the setup. You can find all of the tax rebate forms online.

Our new home we are going to have built when we move will have enough solar to run the entire property, we are looking for a ranch. We will have the solar rolled into the construction loan so it will not add much to our payment at all.

If you are thinking of installing panels at a property you already own you can look at a summer electric bill to find out how many watts it will require to zero out the bill.

It's a shared fence and I have seen pit bull dogs break brand new fence boards. These dogs get running full speed then slam into the fence, no wood fence will hold up to that for long. The good side of the fence is on my side, its an old style fence (bottom 2x4 horizontal instead of vertical like is done now) and it has a mud board so the bottom of the pickets is the weakest point.

I have taked to the tenant quite a few times and suggested things they can do to keep the dogs away. I dont want to make the tenant upset because they watch the house when it's empty and the guy works for me sometimes. He does maintenance and renovations for his landlord yet they don't maintain his house at all.

I have a rental in a lower income area, my property is one of the nicest on the block. Next door the house is owned by a realtor who has tenants with two pit bull dogs. The fence is older but probably would have lasted several more years had the dogs not kept jumping on the fence and breaking out boards.

I have called the owner on his cell phone three times with no reply, at first I thought I had the wrong number until I looked him up and saw it was the right number then emailed him also with no reply. This situation is getting out of hand as the dogs are breaking into my tenants backyard and I am worried one might bite someone.

At this point I am pretty sure he is dodging me because he does not want to pay for the repairs.

What should I do to get him to pay his fair share and what percentage should he pay since I believe the fence had a few more years life left in it. I was going to sell this property off this year and if the dogs had not ruined the fence I wouldn't be out the money at all. (It is still stained nice on my side.)

Any help would be appreciated.

And this is why I stick to SFR! Wow sorry for the steep learning curve, make sure you screen your tenants better and always do a full background check. She now has a record of doing this and the next time a landlord screens her she won't be getting that place!

Thank you everyone for the replies I really appreciate it! I had forgot about har.com, I found out about it when I was at The Woodlands information center.

I will check it out in the next week or so, I have been so busy trying to get my properties ready to sell I haven't had much time for research.

Does anyone know of a good loan broker or affordable contractor that can build our new home? Or where to look for these people? I have found that the loan brokers around here like to loan locally and the one we use will not lend on homes in Texas.
