Out of all the homes I currently have had the last three to four years, only one house has had any turnover and that house has a great tenant that never wants to leave now. 

I manage this by having the nicest house on the block and renting it out for the same price as the run down rentals on the same street. I make a little less but I have no turnover and the tenants treat the home as their own so it works out well for the long term in less management and vacancies.

I have a 1940's house that had a back door that opened out, it was in pretty bad shape from always getting wet from being opened in the rain. I purchased a new fiberglass pre hung door and made it swing in even though it has to be removed to put the washer and dryer in the laundry room. It is a lot of work and expense to do this option.

You can buy commercial pinned hinges that have a set screw in them that can only be removed when the door is open and a guard for the door lock set. This setup is much safer than a household door that swings in because there is no way to kick the door in when it swings out.

If the soil is sandy like it is here in the Central Valley California you will have to put down weed cloth or something like it to stop the rocks from sinking into the sand. Within a few months out here a gravel driveway will disappear just like in your picture without something to stop the rock from sinking.

Put enough water on one corner of a house out here and it will sink too. I just had to jack a home on a slab back up 5" because of poor drainage away from the downspouts.

If I had an employee working at my PM company and I found out they were doing this to a landlord they would not be working for me anymore!

If you dig a 2' deep by 2' wide trench around the high side and down the sides of the home draining away from the home, place perforated drainage pipe on top of 6" of 3/4" gravel and tie the downspouts into that, then fill the trench up with the gravel you should never have another problem with the water in the house again.

Also excavate the lot on the high side down at least 4" below the slab top.

In the Central Valley California you could have a house with holes in the wall and no floors and a house just like it in the same neighborhood but completely rehabbed and they would appraise at close to the same price.

I am starting to sell my houses there now and the comps on my house I have for sale now are compared to mostly ugly run down homes at the same price. The only good thing is that my home will sell faster and may get more money from a cash buyer. It will not be able to get financing any higher than the appraised value though. At any rate they have doubled in price since I purchased them.

I ran into this with our home that we purchased for 47,000, our broker did us a favor and did the loan but said keep them over 50K. We do not have any problems getting all the loans we need over that amount for our program but we have good cashflow.

When I post an ad I make four of them and delete three, this way there are three more ads waiting to be re posted if one gets taken down. I get notified most of the time on my phone and can have the next ad up in minutes.

I also run three accounts and switch between them if I am getting flagged too much.
