In my experience bankers generally add back in depreciation to your cash flow statement. Try SouthStar Bank if you need a local bank to take a more in depth look.

Hello Charleston Forum- I am looking to connect with any builders who would be open to sharing knowledge and also investor focused realtors in the Charleston market.  I am primarily interested in spec building single family homes under $1.0MM and plan to visit in 2 weeks for a look around with my family. I would love the opportunity to meet up to see some best local building practices in action, check out active building areas, connect with lenders (no hard money), meet with anyone open to jv's, etc, basically just get a feel of the market. Any recommendations or anyone on here who would be a good resource?  I am fairly open minded as to where my building/investing goals will lead so casting a wide net at this point. Below is a house I just completed (as GC) where I live in Texas...

Hello, is there anyone who has worked with a project manager or builder consultant for a new construction project in Austin, TX rather than just hiring a builder?  Any positive or negative experiences about it?
