I'd like to begin using a business name on business cards, website, mailers ect. The primary goal is to enhance my professional image for marketing purposes. The primary goal is not necessarily for risk mitigation which I know is why a lot of people will recommend an LLC. I'm intending to use insurance (homeowners, landlord, umbrella) as my risk mitigation for the time being so, while I know there are a lot out there who are going to recommend an LLC for legal protections (and I will hear them out), I'm mostly interested in what will be the best way to begin marketing under a business name.

Can it be as simple as just beginning to use a business name in your marketing without formally filing it with any governing body? or do you have to make it official via a partnership or joint venture? Pro's and cons of those entities? Tax implications? 

Part two - what is the communities advice about creating a business name? trademarking a business name?

I'm under contract on a property. Its zoning is single family but its property use is duplex. It has separate meters (water and electric). It was built as a duplex and zoned for a duplex at that time. The zoning changed many years later. Metro codes is saying its not grandfathered because the same person's name appears on the electric company records for both sides for several years. Has anyone had a similar experience or does anyone have zoning knowledge to share? How big of a concern is this? Would it cause you to walk away from the property?

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Nashville.

Purchase price: $360,000
Cash invested: $14,000

My first investment was a house hack. I went from paying $1,700 per month for a 2 BR in Green Hills to having all of my P&I covered by my tenants. Now I just pay a few hundred each month in taxes and insurance and I live in a great neighborhood.

What made you interested in investing in this type of deal?

Saving a boat load of money each month

How did you find this deal and how did you negotiate it?

Off market deal found through networking with a lender at the Nashville REI.

How did you finance this deal?

FHA owner occupied financing

What was the outcome?

I'm able to live in a great neighborhood almost for free and gain experience with contractors and landlording

I just listened to BP episode 326 "Health, (Big) Wealth, ad Total Accountability..." and I'm highly motivated to join or start a mastermind group with other driven individuals in the Nashville area.

The idea is to regularly meet with a diverse group of committed and driven individuals in a format that allows each member to discuss what he or she is trying to accomplish and what is holding us back. Members will receive feedback from the group that will help overcome obstacles, stay accountable, and stay motivated.

We will help each other via

  • Networking and authentic relationships
  • Problem solving
  • Accountability
  • Differing perspectives
  • Support

We will focus on these areas

  • Real Estate investing
  • Other business ventures including career
  • Health, fitness, and nutrition
  • Giving back - time, money, knowledge, skills, other

How we will do this

In person monthly meetups - we may even try to go meet every other week at first to build familiarity with each other and accelerate getting the group off the ground. My ideal group size is 8 individuals. We are looking to create an intimate setting where we will be comfortable opening up about our personal and financial lives.

Hi Michael I wanted to see if you were planning on organizing the next meetup. I wasn't able to make the last one but I'm interested in networking as much as I can locally. I'm on a 90 day mission to execute my 3rd deal and first BRRRR deal so I need all the help I can get!
