I'm looking for an equity partner on a project to build a Duplex on a lot that I own near Broadway and Evans in Denver.  I already have the lot, the plans, and a builder estimate and am now looking for a partner to put in 50% of the downpayment for the loan.

They want me to have a partner that can bring more cash for the down payment on the loan.  I didn't try another lender but I ultimately I would like a partner even if the bank didn't request it.

I have the land and the architect plans to build a large duplex in Denver.  The bank I'm working with to get the construction loan said that I would have a stronger application if I had a partner that went in with me on the project.  Where would be good places to find a partner for a project like this?

Hello,

I'm considering a project where I would scrape a 100 year old house and build a duplex on the lot.  I'm wondering how much the sewer and water tap fees would be for a project like this.  I can find the info on the sewer tap fees online here: https://www.denvergov.org/content/dam/denvergov/Po... But I can't find the fee schedule for the water tap fees.

Can someone point me in the right direction?

How can I do a title search on a property in CO to see if there are any loans or liens on it?  Is there a free way to do it?  Is there a service I can pay for to do it?

I'm not sure what type of deal it was. I was the only one on the title. My friend was in charge of everything and performed all the work on the property and found the buyers. So I'm not sure if he was my general contractor or I just loaned him the money. We did calculate my portion of the profit using a flat percentage rate, which came out to be about $33,000.

Instead he is saying I need to claim it has self employment income since it was not a "one time only situation". This is a fix and flip that I loaned money to. I have performed 3 other fix and flips and am continuing to do them.

What have you done or what would you do? Would you claim it as a capital gain or not? Why?

Hello,

I have a small real estate business where I own a few rentals and do some fix and flips. I want to start borrowing money from friends and family in order to grow my business. My question to you is if I need some sort of real estate or investment company licence to do this? Also are there any rules regarding raising investment money like this and do I need to make sure the investors can "afford" the investment or are somehow "accredited"?
