New investor. Bought 1st property for cash $35K. Appraised at $60K. In the middle of rehabbing it. Opportunity to purchase 2nd, more expensive property. My girlfriend and her brother are both owners (Power of Attorney thru Lady Bird Deed). Brother doesn't want anything to do with house, it's appraised at $179K. 2 story house built in mid 70's. Needs work. Great location. Great neighborhood. I'm limited on cash for the moment while rehabbing the 1st house. Can anyone recommend strategy for getting money for the 2nd house? Thanks in advance!

Brett Snodgrass I am currently redoing all the plumbing. After that, new counter tops in kitchen, new flooring in all rooms...yadda yadda yadda. I have gone back and forth on flipping, renting, and selling. After I am done with the remodeling, I think I want to do a owner/seller finance. Any words of advice for a newbie?

Hello, my name is Jeff! I'm about to buy my first property. It's a 3 bed/2 bath, 1,500sqft. I'm getting the house for about half the market value. The owner just wants out from under it. Older home, needs work. Built in late 50's/early 60's. Currently updating the plumbing in kitchen & bath. Nervous about the foundation. Have not done a home inspection yet. There's brick separation on the outside and noticeable settling issues in all rooms. How much should I be willing to spend on pier and beam installation? I've heard it can be very expensive.
