With that property, what exactly "falls out of criteria"? ROI? Price range? Condition?

I have considered OOS investing however I like to be involved in properties I own/will own. Maybe in the future once I reach a point where I have too many properties to manage on my own I will do OOS. I understand there may be better opportunities elsewhere. I don’t have a team or many connections so that is also an issue 

I have a criteria such as a C+ B- areas, under 500k, no major issues with the property. I don’t mind doing some rehab, I actually prefer it 

I also have cash flow requirements but this is what I’m considering changing so long I break even and find a good property I like

I’m trying to buy my second investment property but I’m struggling in finding one. I want a 3 or 4 unit. There are very few available in my market. I found one I like but they won’t take my offer which was 20k under asking and I’m not willing to go higher. I like to follow the 1% rule and I look at CoCROI. My question is, do I continue to wait longer for a property or do I pay a little more and fall out of line from my criteria. The longer I wait the longer it takes to build equity, appreciation, cash flow, ect.

thank you for replying ash. I’m going to do my best to secure more cash so I can obtain more investment properties. At some point I’ll need to buy a house for myself-maybe after I reach the cash flow and equity levels I want

 I’ll make it quick. I’m 24 years old. I live at home. I want to get out. I have 1 investment property (condo that cash flows). Purchased recently. I only have enough money right now for 1 more property (until probably another year). I want to get out of my living situation soon. Do I purchase another investment (2-4 family) and then rent out a house somewhere else for myself. Or do I buy a house just for myself maybe one that could get some rehab so I can cash out later on, but I don’t get another investment property off the bat. I don’t want to live in a multi family or my current property that cash flows. Thank you
