Hello, im looking at a couple houses going up for county foreclosure auction very soon. Im trying to get my ducks in a row to buy them at auction with bank financing but would rather try to buy them or get them under contract before the auction and buy them from the current owner. Can you buy a house from the owner when its scheduled for auction in a week? How do you go about doing so with a mortgage? Do I try to contact the owner and agree on a price before going to the bank to get approved or do I go to the bank before contacting the owner? I have no experience with real estate an am trying to find out my options. Thanks in advance

@Wayne Brooks are you saying that the bank may try to buy back the property at the auction? and then would it become a REO property?

@Andres Calderon thanks for the tips, I'm a pretty patient person under these types of situations, I just don't know how to approach this with out seeming rude or nosey. I would offer to help with moving expenses but I'm on a tight budget so I cant go to far with that. but I would even be willing to help with the physical move if I thought that would help ease the process. what sort of questions are appropriate to ask? asking about the condition of the house and needed repairs seems a bit nosey and intrusive. maybe asking how soon they plan to leave would be ok?

It is an actual auction at the county courthouse. I always assumed that if it went to auction it had been through all forclosure stages and would have been empty by time of auction. I was thinking about knocking on the door and talking to the owner/tenant but didn't know the norm in that case. I don't want to anger the owner by trying to get info on his forclosure home, you know insult to injury I guess. But I think I will give it a try.

Hello, I was wondering if anyone has any experience buying homes at auction? I found one going up for auction in my neighborhood later this month and I drove past it this morning to check it out. looks like it could be a good deal for the right purchase price. only problem I'm having is there are cars in the driveway and patio furniture on the front porch. I didn't think a house going to auction could be occupied? how do you go about buying and starting a project on something In this situation? does this pose legal issues or problems? any help would be much appreciated, this will be my first real estate venture so thanks in advance.

Thanks for the quick response guys. I was in touch with my realtor from when I bought my house and emailed her about this one and havent heard back from her yet so i thought I would ask on here to see if anyone had any good alternatives.

I checked out that website and I'll start making calls and see if I can get what I'm looking for.

Hello, I am looking for help as to where to access public records. I know there are different ways to go about this depending on state, county, ect... I am interested in a vacant house in my neighborhood and am having a hard time finding concrete information about it. is the only way to get that info by calling or visiting the courthouse/assessor's office?

Also has anyone used usrealtyrecords.com? I tried to do a search on a property on the website and it wanted payment of 1.25$ per search. I don't want to pay on a random website I don't know anything about but I'm willing to pay for useful information.
