Thanks Greg, that is exactly what I was looking for! Any thoughts on where/how to estimate improvement costs such as roads/sidewalks, utilities, electrical/lighting, CAM, etc?  

Greetings!

I wish to develop a small 'pocket community' of roughly 30-35 cottage homes between 1,200-1,500 sqft.

I am not a developer, but I do have some experience in residential site development and home construction (my own). Moreover, I enjoy the creativity and challenges I think a development would require and have access to capital.

Hoping for resources/ideas to help with feasibility study and cost estimating for a small 'pocket community' development. I am eyeing a couple parcels that are 30-40 acres in size, are a stones-throw from NE Indiana lakes (not connected) and have city sewer taps. Ideally, would like to keep the homes priced <$200K. I sense there could be a significant demand for a pocket community in this area and would appreciate any ideas or suggestions on how to move forward with diligence.
