I am investigating multiple markets and turnkey companies to narrow down where to make my first investment.  I had a great conversation with Curt Davis and really considering working with BuyMemphisNow.  Could anyone share their experience with purchasing and PM through them?  That information would be greatly appreciated. 

Hi Ken, Sorry to hear that.  I am getting ready to make my first purchase.  This is a timely question for me.  I know this isn't the direction of your post and understand if you don't want to get into it.  However, would you mind sharing a little more about your experience?  Do you have any advice to a new investor to avoid this?  Is it the market, the neighborhood, the rehab, the PM, the price?

I have not worked with Maverick.  However, I just spoke with Phil from Maverick last week.  @Raj G. is correct.  Phil told me they terminated work with ABC.  They are now working with a different company, Strategy Properties.  I spoke with the owner of that company, Oliver.  He is very knowledgeable and seems genuinely concerned about delivering a quality product. Just wanted to shed light on what I understand from conversations with both of them. 

I am interested in purchasing OOS buy and hold through my Roth SDIRA. I have a good working understanding of the value and pitfalls of this type of investing. So, that is not my question. Rather, I would love to connect with anyone who has personal experience purchasing SFR with non-recourse lending through a SDIRA. Specifically working through the questions of CoC returns. Hope that makes sense. Thank you in advance for added information that is helpful to this conversation.
