I can only speak about the Maui vacation rental market.  The numbers can work here for sure.  Jeremy mentioned his has a positive cash flow, as do most of my clients.  In fact, I have one investor who has purchased 5 vacation rentals on Maui over the last 3 years - all are positive cash flow and she self manages the condos from Seattle.

Personally, our vacation rental in 5 months covered our expenses for the year (2016).

What makes a vacation rental unit successful here on Maui?

  1. Location of the complex - proximity to the beach
  2. The location of the unit within the complex
  3. View from the lanai or living room
  4. Condition - has the unit been remodeled within the last 5 years
  5. Clean - it needs to be spotless

Ideally, you want a break-even occupancy rate of 60% or lower.  Most condos here will have a 70% occupancy rate without much effort.  I have clients with 90% occupancy year round.

Financing here can be 20% to 35% down depending on several things, feel free to contact me for more information on how our lenders work.  I am not a loan officer but can share with you what I know.

Jeremy...thank you for the welcome.  Kihei Kai Nani and Pacific Shores...both great locations and complexes for vacation rentals.  I have friends that own in Pacific Shores, it was their primary residence but about 7 months ago starting renting it our to a corporate entity that then uses it to house their employee(s).  They are not earning as much as if it were a vacation rental...but they are getting above market rent as if it were a long-term rental.

Michael...It looks like you are very active in the Hawaii market.  Do you keep the properties that are purchased and rent them, or do you flip them?

My name is Jeff Graves, I've been in the real estate industry full time since 1985 in various positions, such as:  Property management, Title Insurance Account Manager, Realtor Trainer, Investor, Real Estate Agent.  

Currently I live in Kihei, Maui, Hawaii where I operate a vacation rental my wife and I own and I am a full time Realtor.  

My goal is to own several vacation rentals here on Maui.

I ran across a blog that mentioned Bigger Pockets so I thought I would check it out.
